(7)  Is there any encumbrance on the land?

We are proud to say the land is free from every known adverse claimant or Omo-Onile.

(8)  When will my plot(s) be allocated to me?

Purchaser who buy outright and installment get allocation after full payment.

(9) What do I get after the initial deposit?

A starter packs comprising receipts, sales invoice, and contract of sale and a copy of our FAQ.

(10) What title does the ESTATE have?

Land purchase agreement/irrevocable power of attorney donated by the customary owners.

(11) What do I get after completion of payment for the land?

Receipts, letter of allocation, survey plan, deed of assignment and restrictive estate covenant.

(12) Does the estates have a Certificate of Occupancy?

  • THE WESTERN PARK ESTATE, BOGIJE: There’s Lagos state government excision on the land
  • PRIDE PARK ESTATE PHASE 2, ISIWU, IKORODU: Vetra Homes Limited has initiated the process of securing a C of O from the Lagos State Government.
  • PLATINUM PARK ESTATE, MONIYA, IBADAN: Vetra Homes Limited has secured C of O and layout approval from the Oyo State Government.
  • SKYGATE ESTATE PHASE TWO, IGBESA: Vetra Homes Limited has secured C of O from the Ogun State government in 2014, layout approval in 2014 and planning approval in 2015.

(13) What happens if I cannot complete payment or default in the payment of my monthly subscription?

a) You will get a refund less 30% and 10,000 administrative charges, and this comes 180 days after official request.

b) Where the purchaser has made a payment of 75% of the total cost of the land, there shall be no refund of deposit by the vendor. The purchaser can transfer interest to another person he/she so desires.

(14)   Can I pay a deposit and pay the balance any time within the duration of tenure?

Every subscriber is expected to pay at least once within every 3 consecutive months, even after the initial deposit; nonpayment will lead to outright revocation.

 (15) Is there any restrictive as to type of building I can construct?

Yes, you are permitted to build residential houses within the area designated as residential and commercial houses on the area designed commercial, provision of shops within residential houses/area and building of tenement house type (popularly known as face me face you) are not permitted.

(16)  Is there any time limit to commence work on my land after allocation?

subscribers are encouraged to take possession and mobilize to their plot(s) within 6months of physical allocation in order to control weeds; also in case where the land is left un- kept, the operator have autonomous power to revoke the land and every document attached to it and re-allocate the same plot to another customer while the existing owner is re-allocated elsewhere within the estate.

(17) When do I pay the other charges?

Survey and documentation fee will be paid after the payment of land while developmental fee is to be paid within 20 months.

(18) What document do I get at the end of this transaction?

A deed of sub-lease and a survey plan showing the dimension of your plot(s).
